For years, a former CVS sat vacant — waiting not just for a tenant, but for direction. This journey is a real example of what happens when commercial real estate strategy aligns with community vision — and resists defaulting to another national chain.
In West Fresno, the need was clear: accessible healthcare, not another retail name. So, we pivoted. By partnering with Family HealthCare Network, my client Greg Antognoli saw the opportunity to create lasting value. Together, we brought new life to the site — transforming it into a vital community asset and unlocking its long-term potential.

Our evaluation of the former CVS went beyond its empty state. With over 24,000 square feet on 2+ acres, located in a shopping center, the potential was there. We looked at market conditions and local demand — and quickly realized this site was positioned for something more transformative.
Delivering Real Value
By acquiring the vacant building and then securing its sale to a healthcare provider, we instantly added value to the site. This is an blueprint for how developers and investors can rethink vacancy.
More importantly, this space will now create jobs, vital medical services, and long-term impact to West Fresno.
